RE/MAX Realtor Tuesdi Arrotta Helping Sellers Sell in Spring

Spring is widely considered the best time of year to sell a home. “The weather is nicer and there’s a lot of pent-up buyer demand,” said Tuesdi Arrotta, broker associate at RE/MAX Alliance.

To help better ensure a home sells this spring, Arrotta lists the following five tips:

No. 1. Price it right. It is important to always list the home at market value. “Overpricing sends the wrong message to buyer agents and buyers. Overpricing actually produces fewer showings,” stressed Arrotta. “Choose a good real estate agent to show the seller SOLD comps from the neighborhood.”

No. 2. Update the kitchen and master bath. A dated kitchen will be the next owner’s expensive project. “If you do plan to update the kitchen, there are lots of great ideas at your grocery store magazine isle,” added Arrotta. “Consider replacing older appliances with stainless. Add a backsplash and pendant lighting.”    

No. 3: Curb appeal. The exterior of the house is the first thing a potential buyer sees. Tidy up the yard, mow the lawn, remove weeds. “Freshen up the front door and repaint it. Update the door knocker,” advised Arrotta. “Replace the old doorbell with a new one and remove clutter near the front door.Add a new potted plant and add a new doormat. Remember that buyers are getting their first look and feel for your property as soon as they drive up.”

No. 4: Lighting. For showings, turn on all lights. Replace old bulbs with new LED bright lights. “This adds a bright, uplifting feel and look to every space,” noted Arrotta. “Not only will your home photos look great, buyers will get a great sense of home without even realizing it was the lighting.” 
 
No. 5: Freshen the air.It is imperative to air out the house before showings and open house. “Foul odors and pet odors hit the buyer as soon as they enter your home,” concluded Arrotta. “A good cleaning and carpet cleaning will help remove odors. Why no plug-ins? Plug-ins mask odors and cause buyers to wonder what you are trying to cover up.”
