Realtor Blake O’Shaughnessy, of Kentwood City Properties, lists the top three tips on how to find a home in Denver despite low inventory.
To help homebuyers in the Mile High City and surrounding areas, O’Shaughnessy, broker associate at Kentwood City Properties, shares the following three tips on how to stand above the competition in the tight housing market:
No. 1: Get finances in order and find a reputable local lender. “Many people lose out in the competitive market because their lender isn’t responsive or the listing agent didn’t feel confident that they could get a loan completed,” said O’Shaughnessy. “Some lenders are getting their clients through the whole underwriting process so that they can close quicker, which can be attractive to the sellers.”
No. 2: Don’t just look at a few houses. “Sometimes we take clients to homes even
if it isn’t on their list and those are the ones they end up loving,” added O’Shaughnessy. “It might not have had the best pictures or checked all of their boxes on paper (or computer screen), but once they are in it, they fall in love.”
No. 3: Have a personal letter. O’Shaughnessy always recommends buyers have a personal letter to submit with their offer. “It’s a very emotional decision for sellers to leave their home to a new person or family,” concluded O’Shaughnessy. “Sometimes it helps make the decision for them when they can see who wants their home. For the letter, I recommend telling the seller about yourself and your family, describe what you loved about the home, and thank the seller for considering your offer. Attaching a photo at the end of the letter also helps.”
