San Diego Realtor Bianca Rzeslawski, of RE/MAX 24K, educates buyers and sellers about why a seasoned Realtor is essential in any transaction.
Some people when buying or selling a home might ask “Do I need a Realtor?” The answer to that question, according to RE/MAX 24K broker associate Bianca Rzeslawski, is “yes. A knowledgeable Realtor is someone looking out for your best interest that knows how to negotiate the contract for a winning bid and best terms.”
Oftentimes, buyers go directly to the open house and use the listing agent to negotiate the offer. The listing agent is representing the seller, and it’s a difficult thing to do to represent both parties, clearly knowing what each party wants in return.
“It takes a seasoned agent to negotiate both the buyer and seller, so ask the agent at the open house if they are the listing agent or just working for the listing broker, how long they have been selling real estate and if they work for the brokerage listing office or just holding the open house,” noted Rzeslawski.
It is imperative that each party have their own agent representing them in order to have the best representation. As a seller, or a seller wanting to sell their home as a for sale by owner (FSBO) in order to save on paying a commission, most times a seasoned agent can bring in more money by taking the listing and posting it on the MLS and other major real estate websites.
“Once offers start coming in, a seasoned Realtor knows the best way to negotiate and what works best,” added Rzeslawski. “As a broker, when I see FSBO, I’m hesitant to show these to my buyers because that means I will be working double and basically representing both parties, for a lower commission. All responsibility falls on me, the buyer’s agent, should things go sideways.”
Most Realtors, in fact, won’t show FSBOs because of the liability associated and the amount of work required to essentially represent both parties. “As a buyer, when working with a Realtor, you get the security of knowing your offer is competitive in the market and a higher chance of getting your offer accepted,” concluded Rzeslawski. “As a seller, your Realtor negotiates and counters the offer for the best terms and price.”
