Colorado Springs Realtor Jay Carden, of RE/MAX Properties, Inc., lists the top three tips on how to find a home despite low inventory.
Prices for Colorado Springs real estate continue to rise, with the average home price up 9% at $345,770 and the median up 8.7% at $305,000. “The supply of homes for sale is at a very low level, well below what is typically termed a normal market,” said Carden. “As more affordable homes become scarce, buyers are finding it more difficult to purchase the homes that are actually for sale.”
To help homebuyers in Colorado Springs and surrounding areas, Carden shares the following three tips on how to stand above the competition in the tight housing market:
No. 1: Get finances in order and find a reputable local lender. “Many people lose out in the competitive market because their lender isn’t responsive or the listing agent didn’t feel confident that they could get a loan completed,” said Carden. “Our preferred lender is getting our clients through the whole underwriting process prior to finding a home. This is a huge benefit so that they can close quicker and be fully qualified, which can be attractive to the sellers.”
No. 2: Don’t just look at a few houses. The average buyer on our website tends to look at over 300 homes before making a decision on looking in person. The more the better according to Carden. “Sometimes Realtors take clients to homes even if it isn’t on their list and those are the ones they end up loving,” added Carden. “It might not have had the best pictures or checked all of their boxes on paper (or computer screen), but once they are in it, they fall in love. Who you work with matters.”
No. 3: Have a personal video testimonial. Carden always recommends buyers have a personal video to submit with their offer to the seller. Our team will help create a compelling video for our clients to have the winning offer. “It’s a very emotional decision for sellers to leave their home to a new person or family,” concluded Carden. “Sometimes it helps make the decision for them when they can see who wants their home. Tell the seller about you and your family, describe what you loved about the home, and thank the seller for considering your offer.”
