There are many facets to buying a luxury property. First and foremost, however, it is crucial they find the right Realtor, one that has experience and knowledge of this market.

“There are many buyers in the luxury home market that are looking for customized amenities, and should make sure any upgrades are included in the price,” said Maxon, a luxury home specialist who recently listed NHL great Peter Forsberg’s home in Golden, CO. “Some buyers, however, end up taking out those ‘customizations,’ of which they paid for, and incorporate their own preferences, 
which makes the total ‘all in price in the purchase’ many times over market price.”

Luxury home buyers should also know what they want before looking. Each luxury home is different, and should suit one’s needs. “The location is one of the most important things to take into consideration,” added Maxon.

The best scenario is buyers looking for homes that have all the “must haves,” such as decking, views, entertaining spaces, outdoor living living options, square footage, etc. and then look to put one’s own finishing touches. They can then make their own customizations, disregarding the “specifics” of the former buyer and at prices points that often can be purchased at below market values, because many luxury homes have been too specifically designed for a limited few.

“Also, buy in the downtime of real estate. The winter season can be a buyer’s market in some areas,” concluded Maxon. “There are fewer buyers to compete with and sellers are motivated.” These homes, especially ones that failed to sell in the fall and are still on the market, may go for a lower offer.
