Realtors of the Walden Novak Group have developed a unique listing process focuses on combining the old ways of selling a house with the new by aligning the physical with the digital.
“Although we do utilize all of the old ways of selling homes, like a sign in the yard, high-quality print brochures, mailers, open houses, and even door knocking, we pride ourselves on supplementing those old methods with innovative, digital marketing,” said Steve Novak, co-founder of the Walden Novak Group. “We aim to meet buyers where they are already looking – online.”
In fact, in today’s real estate world, over 90% of buyers start their search online. In addition to the physical elements, the Walden Novak Group creates unique online ads and marketing videos for their sellers. The team recently listed a home in Aurora, CO, utilizing its full “coming soon” marketing program, which includes professional staging, cleaning services, window washing, carpet cleaning, professional photography, a 3D tour and more. In the week prior to listing, it reached well over 12,000 buyers. The team allowed showings to begin that Friday, held a barbecue-themed open house on Saturday to highlight the home’s amazing patio and backyard space, and had a full-price, non-contingent offer in hand by the end of the weekend.
While this is just one example it is by no means an outlier. In 2018, Walden Novak’s average list price to final sale price for every home they sold was over 99.5%. Additionally, they’re average days on market was under 10 days.
“We are actually so confident in our marketing strategy that we pay all costs, upfront and out-of-pocket, ourselves, so the seller is not responsible for anything other than picking up a check at closing,” stated Paul. “In fact, if any seller is unhappy with our services, we let them out of the contract that day at no cost to them, no matter how much we have already invested in the marketing of their home.”
