Georgia Realtor Jill Baugus Educates Sellers on Bringing in Buyers in Fall and Winter

Spring and summer are widely believed to be the best times of the year to sell a house. “However, selling your house in fall or winter has some distinct advantages,” said Baugus, a Lake Lanier expert who has been working with buyers and sellers for more than 20 years. 

For those contemplating when to sell their home, Baugus lists the following five tips on why fall and winter are ideal:

No. 1: Motivated buyers. “Buyers are absolutely in the market during these months,” stressed Baugus. “They are predominantly pre-approved, educated on the market, and can make quick decisions with the seller’s requirements in mind.”

No. 2: Homes decorated for the holidays sell. “A holiday house feels warm and inviting to those touring your house, so it’s great to decorate,” noted Baugus. “However, refrain from overdecorating. Also the smell of fresh-baked holiday treats can really add to the warmth. A warm, glowing fireplace can also add a welcoming touch.”  

No. 3: Control over the showing schedule. Selling in the fall or winter means sellers can have more control of the house-showing schedule. “There are fewer showings (a result of a smaller buyer pool) and you can be comfortable knowing that showings this time of the year tend to be more serious buyers,” added Baugus. 

No. 4: Bringing in the buyers. Take pictures and gather the details on the property, write a compelling property profile, and create effective marketing materials. “It is also important to place advertisements in print publications and to promote online. The vast majority of home buyers begin their search for a home using the internet and social media so an online presence is imperative in promoting your home for sale,” stated Baugus. 

No. 5: Winter-time views. “With the leaves falling from trees in the fall and the bare trees in the winter, you can get really dramatic lake views that during the summer months can be obscured,” concluded Baugus. “This is an ideal time to show off a lake home with spectacular water views!”
