Northeast Ohio Realtor Tracy Marx, of Howard Hanna Real Estate Services, lists the top three tips on why winter is the ideal time to sell a house.
Spring and summer are widely believed to be the best times of year to sell a house. “However, selling your house in winter has some distinct advantages,” said Realtor Marx.
For those contemplating when to sell their home, Marx lists the following three tips on why winter is a prime selling season:
No. 1: Motivated buyers. “Buyers are absolutely in the market in the winter months looking for a home,” stressed Marx. “They are also pre-approved, educated on the market and can make quick decisions with the seller’s ideal requirements in mind. Also, keep in mind that making a deal today, even with a quick closing, doesn’t mean you’re moving in or out. Many buyers and sellers are negotiating a rent back or extended closing. Making moving day flexible or extended can alleviate the stress of trying to move over the holidays.”
No. 2: Homes decorated for the holidays sell. “You’ll never hear me say ‘a home can be over-decorated this time of year’; it’s staged and on steroids and that’s okay,” noted Marx. “A holiday house feels like more of a home for those touring your house, so it’s important to decorate.”
No. 3: Control over the showing schedule. Selling in the winter means one can have more control of the house-showing schedule. “There are fewer showings (a result of a smaller buyer pool) and you can be comfortable knowing that showings don’t need to interfere with your day-to-day life or holiday guests,” concluded Marx.
