Park City is renowned for its world-class skiing. It has two famous resorts with over 10,000 skiable acres 30 minutes from a major international airport that attract a plethora of people from around the globe: Park City and Deer Valley. This makes Park City the ideal choice for a ski-in, ski-out property.
“Ski-in, ski-out can be defined a few different ways. Ski-in or ski-out of project means you could be living in a multi-floor condo building and need to take an elevator to the bottom floor and go out to just start skiing. Ski in or out of door means you literally ski-in/out your property,” said Realtor Scott Maizlish, of Summit Sotheby’s International Realty, who specializes in the finest homes in Park City’s multi-faceted communities. “There are some areas in the mountains you can consider, taking altitude and weather into consideration. Higher altitude properties are typically at least 10-15 minutes from Main Street.”
There are much larger projects in Park City that offer amenities, such as a pool, spa, workout area, restaurants and more; then there are others that are single family homes, or townhomes, but no specific amenities. One thing to keep in mind, the more amenities offered, the higher the HOA dues will be. “Ski-in, ski-out in the summertime will often times provide you with some pretty quick trail access, which is also nice,” noted Maizlish.
Furthermore, ski-in, ski-out properties are typically higher demand rental properties, which can help offset the carrying costs. Many people like to rent because they come to Park City on vacation, and skiing is an expensive sport so they want the best bang for their buck, which makes a ski-in, ski-out very convenient.
“Ski-in, ski-out properties also allow you to come and go from your property throughout the day. If you want a home cooked meal, or have a child that needs a rest, you can do it in the comforts of your own home,” concluded Maizlish, an avid skier himself. “When considering one of these properties, remember that you can ski all day and not waste time driving to and from the resort.”
