RE/MAX Realtor Beth Sargent Educates Homeowners on Protecting their Property Records

The first thing to do is obtain several large three-ring binders with plastic sleeves and dividers for one’s records. “You will need these records for many years,” said Sargent, a RE/MAX Hall of Fame recipient. “They will be your grab-and-go records in a disaster. Be sure to have a property tax history and a copy of the MLS for sale listing sheets included.”

It is imperative that these records are concise and thorough. On the front cover, one should list all of the main components, with the home’s repair schedule, warranty date, last repair date and by whom. “Start with the closing papers of your last house if you are carrying over a profit to the present house,” noted Sargent. “Now add the closing papers to this house.”

This should include inspections, survey, insurance binder number, company and warranties. Keep each house’s papers in a separate sections. Next, start making a file for each of the house’s components and appliances -- their repair schedule, when completed, and a copy of the invoice. “Pictures would be helpful here and there,” added Sargent.

Homeowners should also make memory stick copies to keep in safe places, including off-site, and then make sure to update them. “You do not need copies of neighborhood ordinances, etc. for this project,” concluded Sargent. “Put all of this into a carry bag to grab and go. In a disaster or future sale, all will be ready and you can relax.”
