Santa Clarita RE/MAX Realtor Josh Sinatra, of Sinatra Real Estate, lists the top three tips on how to set the mood to sell a house this winter and holiday season.
Most homeowners choose to wait until spring to list their home and enjoy the holidays without the move. So in the spring there is a flood of homes hitting the market.
“This means instead of being one of two listings in your neighborhood during the holidays there are ten, and now buyers’ attention isn’t as focused on you,” said Sinatra, owner of Sinatra Real Estate. “And yes, people do need to move during the holidays.”
In fact, buyers that are looking during the holidays are more serious. “You definitely rarely see flakey buyers this time of year,” added Sinatra. “They may be working against a deadline or a job transfer and need to get into their new home on time. Winter home buyers may also be motivated to capture the tax benefits of purchasing a home before the end of the year.”
Time off from work also allows buyers to go down the path of purchasing a home. Maybe this is the first time all year they have had time to breath and move. Sinatra offers the following three tips to set the mood to buy this holiday season:
No. 1: Decorate. “Decorations should accent but not overpower the room. Simplicity is key,” stressed Sinatra.
No. 2: Get into the holiday spirit. Holiday music and warmth, fresh baked cookies, maybe a fire in the hearth are all good ways to welcome potential buyers and set the right mood.
No. 3: Festive lighting. “Light up the exterior of your home, but don't go all out on the Christmas lights outside,” concluded Sinatra. “Make sure lighting is enough to see the home at night as it gets dark early, but not too much to a point where you can't see what the home actually looks like.”
