Utah Realtor Paula Higman Ensuring Sellers Sell Their Homes Fast

The reasons a home stays on the market for a long time can be numerous. One of the biggest reasons is the owner is asking too much. “This is because owners often have a lot of emotional attachment to their home; however, it may not hold the same market value,” said Higman. “If you want to sell your home, the asking price should reflect the market in your area.”

To further educate homeowners on getting a quick sale for a home that’s been on the market for a long time, Higman shares the following four tips:

No. 1: Maintain curb appeal. “The outside of the house is just as important as the inside, as it is the first thing a prospective buyer will see,” noted Higman. “An overgrown, disheveled front yard might inspire a potential buyer to keep driving. When showing your house, always keep the lawn and bushes manicured and plant flowers, keeping in mind that yellow flowers stimulate buying impulses.”

No. 2: Clean the clutter. “The most inexpensive thing you can do to make your home ready to show is to clean up the clutter and show lots of usable space,” stressed Higman. “For example, if you tend to keep small appliances and pots on the countertops, put them away so people can see the greatest amount of available counter space.”

No. 3: Make the home easily accessible for showings. Buyers, especially those ready to make an offer, want to see the home when it is convenient for them. If the seller’s home isn’t available to show, the agent will just move on to another house.

No. 4: Rely on your agent’s expertise. One’s agent should have a wealth of knowledge about the local real estate market. “Always ask for their honest opinion about your home and their thoughts as to why it is not selling,” concluded Higman. “They will give you constructive feedback on what works and what doesn’t work.”
